Pensacola Beach, Florida Real Estate

Pensacola Beach is a gorgeous beach-to-bay community located on Santa Rosa Island. With the Gulf Islands National Seashore to the East, Fort Pickens National Seashore to the West, the Gulf of Mexico to the South, and the Santa Rosa Sound to the North – Pensacola Beach is truly an island paradise!

According to a 2000 census Pensacola Beach’s community had a population of 2,738. This low density is uncharacteristic for an island paradise and is preserved by an “Island Development Cap.” This cap was established to prevent future development on Pensacola Beach by developers of multi-family and condominium tower developments. Currently, only 12% of Pensacola Beach is available for development with 86% of that being single-family homes. This ensures the low density, exclusive nature of this beach remains in place.

Pensacola Beach is a part of Escambia County and is a mecca for festivals, concerts, and entertainment year-round. From the weekly Bands on the Beach (during the summer) to the Taste of the Beach, there is always something fun for the whole family to do on Pensacola Beach. The island is also home to a variety of ecotourism events including fishing, boating, sporting, and aquatic sports competitions.

Pensacola Beach offers incredibly rich historical value as it is home to Fort Pickens. Fort Pickens is a pentagonal-shaped historic United States military fort that was in use between 1834-1947. Most notably, Fort Pickens was used from 1886 to 1887 to house Geronimo, an Apache War Chief, following the Indian Wars in the Wild West.

Home to only one school, Pensacola Beach has a 5-star elementary school the “Pensacola Beach Elementary School.” Classes first began at the school in 1977.
